NEWS - The Overlooked Importance of Real Estate Appraisal

NEWS - The Overlooked Importance of Real Estate Appraisal. Most of us do not really want to deal with another middle man when buying or selling real estate. Only deal with his agent and agent for the other part is more than enough, right? Sorry to disappoint, but this assumption is really bad.

Real estate appraisal is a discipline in itself. It is the practice of creating and opinion about the real value of a property, a concept that is bigger than the price. A real estate agent very good, with years of experience can come close to the actual value of a property, but agents do not have the training or tools to reach that number. That would be better to get an appraiser to determine the market value of your property if you want to put on the market.

Real estate appraisers are so important that your rating will be vital to deciding whether a bank lends you the money or not. In many countries, evaluators must be certified and authorized individuals, and has become a highly paid profession.

But be careful not to confuse an appraisal with a home inspection. An assessment has nothing to do with the status of your chimney or roof, and not deal with the state or physical condition of a house. Remember that the assessment relates only to the market value of a property. Sure, you may think, of course, the condition of a house has to do with its truth value? Well, this time you're right, but that would work a home inspector in place and we will deal with that profession in a future article.
